Home improvement financing can help anyone who wants to make substantial changes to their home but lacks the capital. We discuss a few forms of home improvement financing, along with their benefits and drawbacks. Finally, we include important information on your responsibility to your mortgage company, when undertaking home improvement.

Home improvement financing is important for the safety and security of your home. The building and plot of land you own is probably the largest investment you will ever make and, in the interest of maintaining the value of your investment and possible increasing it, home improvement financing can be a powerful tool. The objective of any home improvement financing plan is to give you cash to use for medium to large improvements to your home. Most small improvements should be payable from savings or liquid cash.

The types of projects which you might require home improvement financing to undertake include: Installation of double glazing, construction of a conservatory or extension, building a garage, converting your loft space or installing a new kitchen.

The application process for home improvement financing is typically similar to that of getting any type of loan. You will be expected to provide proof of earnings and your job, along with evidence of home ownership. The loan financer may specify that the funds are used on specific parts of home improvement, but this is not common. You’ll be able to secure home improvement financing from banks, building societies and specialized loan companies. Each has particular benefits and draw backs to consider.

* Building societies focus on loans of this type. Home improvement financing is part of their core loan business and so they understand the dangers and pitfalls better than most institutions. They may offer you to transfer your mortgage to free up some capital, or offer a separate loan. The size of the loan cannot exceed the value of the property once the alternations are complete.
* Loan companies work less carefully and may not require you to account for your home improvement financing so clearly. The downside is a higher repayment rate, and potentially less available loan money.
* A bank loan, or bank overdraft may be the simplest loan to get, particularly if the bank providing the home improvement financing is where you keep your current account. Overdrafts are relatively simple to arrange, but there may be significant fees to consider.

Whatever your source of funding, it is essential that you contact your mortgage lender before you undertake any home improvement financing agreement or make structural modifications to your home. The lender has an interest in the security and structural soundness of your house, because they partly own it!

For more information on the types of projects which might benefit from home improvement financing, take a look at our sections on flooring, windows, landscaping and Pools, Spas and Hot Tubs.

Your home says a lot about you – your family, your interests, your wealth, your values are all reflected in the place you choose to live. So, by buying home insurance, you’re buying lifestyle insurance, guaranteeing that even if the worst happens, you’ll be able to rebuild your home and your life.

Purchasing home insurance is probably one of the most important decisions you’ll ever make. Hopefully, you’ll never need it, but making the right home insurance decision now can prevent an unfortunate incident like a fire, flood or other loss from becoming a disaster for you and your family.

A standard home insurance policy covers the structure of your home and your personal belongings, as well as providing liability protection and compensation for living expenses if you are temporarily unable to live in your home because of a fire or other covered claim.

When buying a home insurance policy, don’t be afraid to ask your insurer questions about what the policy covers and what is excluded from coverage. Many a homeowner has filed a claim thinking a loss was covered, only to find out the fire, water damage or mold they reported was excluded by their home insurance policy.

The most common exclusion to home insurance policies are floods and earthquakes, so if you live in an area prone to these events, make sure you have coverage for them. Other common exclusions to home insurance policies are neglect, intentional loss, earth movement and general power failure. Lawsuits between home insurers and insureds regarding exclusions related to mold have become common in recent years as research has revealed that a number of deadly illnesses can be caused by mold in the home.

Nail down exactly what the policy covers to make sure you’re getting what you think you’re paying for.

Also, before you purchase a home insurance policy, make sure you know how much your house is worth, and its replacement cost. You’ll need to purchase coverage that matches this amount.

Be sure to ask about home insurance discounts. Many insurers offer discounts to reward behavior that reduces risk. Homeowners pay an estimated extra $300 million per year for home insurance, just because they neglect to ask about discounts.

Remember to research your insurer before buying a home insurance policy. Does your insurer have a good service record? Does your insurer offer the lowest price for the best home insurance value? Asking this question now can save you money and aggravation.

Also, keep documentation of all the valuable personal possessions in your home. Most home insurance policies provide coverage for personal possessions, so keeping track of them will keep you from getting hosed in the event of a loss.

Your home is your greatest investment and something more – the most direct reflection of your life. Protect it by buying the correct home insurance policy.

Landscaping is the most misunderstood area of home improvement, so we have tried to set a few things straight while giving you some basic tips on the benefits and dangers of landscaping on your own.

Landscaping can be a daunting task, particularly if you are undertaking the venture singlehandedly. Still, many DIY enthusiasts and home improvement contractors alike consider landscaping one of the most rewarding and enjoyable home improvement activities. The process of landscaping involves designing and constructing paths, beds, boarders and features in a garden space to allow for access and a pleasant environment. The first step to landscaping is the original design, many people find this difficult to establish but we have a few tips to help you begin:

* Start by outlining any essential pathways, driveways and walking areas. This will give a framework for the landscape.
* Next, consider where you want to direct the eye. If you have a roughly square space, it might be wise to focus attention at a single point near the centre, if you have a long space, consider creating a pathway which weaves through the garden.
* Finally, consider the planting arrangement. Design the bed layout and list any materials which will be required.

This is a sure fire way to get your landscaping design down on paper, but there is more to landscaping than pretty pictures! A few of the more advanced considerations will require careful study of your local area and the climate.

* Which plants will grow well and compliment the garden?
* Which rocks and earth colors are common in the local landscape? These two points should influence your selection of materials and plants. Some landscape architects take many weeks to select their materials, but that might be going overboard! Landscaping is about making a space which you love, so design for yourself, then for the surrounding landscape.

If you are a gardening enthusiast, it is likely that you will want a range of plants in your garden. Landscaping can provide a means of creating micro-climates suitable for all manner of plants which would not normally be comfortable in your area of the country or world. Create shaded areas with larger plants, or create hot, sunny locations with south facing embankments which catch the sun all day. Landscaping provides a means of creating the right conditions for all manner of plants, without using obstructing structures or strange equipment.

In the end, landscaping is a wonderful and enjoyable way to stretch your DIY muscles. Some aspects may require the help of a qualified tradesman but there are few serious safety concerns in the use of a landscaped space, so don’t be afraid to experiment.

In this article we look at the environmental requirements for these luxurious devices along with providing some pointers on exactly which styles might benefit your home.

Pools, Spas and Hot Tubs are an investment in luxury, health and good living, but their installation could have you pulling your hair out! Pools, Spas and Hot Tubs have a substantial list of requirements, not least of which are their complex care and maintenance routines. There are a number of things to consider before you even buy Pools, Spas and Hot Tubs.

* For hot tubs and spas you must consider how many people you want to accommodate. Pools, Spas and Hot Tubs are uniquely multi-user experiences, so try to get something big enough that you don’t have to disappoint any friends who won’t be able to join in! We suggest going for a 5 – 7 seater as some of the largest, but you may be more conservative.
* Carefully select the location of the hot tub. Pools, Spas and Hot Tubs require adequate spacing in an outside or very large inside space.
* Chose any audio equipment you require. Though not typically available in Pools, Spas and Hot Tubs, some will have equipment ready installed.

Once you have your feature list figured out for Pools, Spas and Hot Tubs, the next step is to chose a safe and secure location for your investment. Home improvement enthusiasts will probably require professional plumbing help, but most other steps can be undertaken by a novice. Consider these points:

* If outside, do not place Pools, Spas and Hot Tubs within 10 feet of overhead powerlines.
* Do not block the equipment panels or utility access to Pools, Spas and Hot Tubs.
* Pools, Spas and Hot Tubs should have sufficient drainage systems that excess water and overflow can drain away without damaging surrounding property.
* When filled with water Pools, Spas and Hot Tubs become extremely heavy. If you are installing these in/on anything but solid ground we strongly advice speaking with a home improvement contractor or architect.
* Pools, Spas and Hot Tubs produce a lot of moisture in the air. Select fixtures and fittings which can be maintained and withstand high moisture levels.

These simple tips should see you through the correct placement and fitting of your Pools, Spas and Hot Tubs. Be sure to consult skilled tradesmen if the home improvement task requires qualified workers, otherwise many stages can be undertaken by any capable DIY enthusiast. We suggest you visit our sections on landscaping, flooring and windows for further information on issues which could impact your use of Pools, Spas and Hot Tubs.

When you are unsure what a home improvement repair or project will cost because you have never done anything similar before you can ask for a home improvement estimate.

Your estimate will be a guide as to what the entire project may cost and is a great way to figure out how many dollars you will need to find to remodel a room.

A home improvement estimate will cost the project based on the dimensions of your room. You will need to be specific about the materials you wish to use and the finished look that you are trying to achieve. Your consultant will inform you of any contractor markups that you may be responsible for and the estimate will take into account regional pricing differences.

These costs come from researchers who compile the material costs by contacting hundreds of lumberyards throughout the United States. The labor costs are compiled by tracking the labor trends and collecting data from professional remodeling contractors who use the pricing service.

When you are obtaining your estimate, the costs are collected from many different regions. These costs are used to determine the price of your project and are specific to your job. This information is combined with knowledge of the area that you live in, all of which assists with your home improvement estimate. The closer they are, the easier it is to get your items.

The price you get during a home improvement estimate is based on the information you provide to the consultant. This is a good indication of what your project will cost, but your actual price may vary. When you decide on a contractor, they will be able to take accurate measurements and flesh out the details you have already received. Other factors can impact the final price of your project as well. Things like access to the work area, unusual terrain, scheduling, seasonal conditions, etc.

Most of the items in your estimate will be quoted at retail price. This is what you would pay if you bought these items from a retail store. This way you get a better idea what the style and quality of the product is you are specifying. Appliances are an excellent example of something you would buy from a retailer. All of these considerations will be taken into account with your home improvement estimate.

If you want to cut down on the cost of your project take a look at the jobs that you can do yourself. There will always be jobs that you can do on your own without having to pay someone else. Find a good home improvement repair book and follow the instructions. Start with smaller jobs like painting and slowly build your handyman proficiency, and this alone can cut the cost of your home improvement by half, if not more.

Timing Your Remodeling Project For A Better Price

Are you looking for materials for a new deck, for example? Try waiting until the fall instead of buying in the spring. As winter approaches there are fewer people putting in decks, which means that you may get your materials more cheaply in October than you can in April. Also, if you can wait for the holiday sales to buy you can often save a lot. Memorial Day and Labor Day holidays are typically good times to buy remodeling materials. With a little attention to the sales you can dramatically reduce your home improvement estimate.

Here we take a look at how home improvement contractors do business and what to expect from them. We also outline when and where to employ contractors to get the best value for money.

  google_ad_client = "pub-3906289318998008"; /* 336x280, created 8/20/09 */  google_ad_slot = "5777306506";  google_ad_width = 336;  google_ad_height = 280;
// ]]>

A home improvement contractor, or general contractor, typically undertakes a roll of project management. In this position, home improvement contractors are expected to manage a pre-defined (contracted) project to the point of agreed completion. Home improvement contractors may do this through their own work and by sub-contracting sections of the work to individuals skilled in particular trades. The objective of the home improvement contractor is to complete work to the satisfaction of the customer, and make a profit for his project administration and trade labour.

When undertaking home improvement, some projects may simply be too large or require skills unavailable to the individual or unskilled labourer. Even a skilled builder may foresee aspects of the project which they will not be able to complete to satisfactory quality or safety standards, in some cases. In these instances, it is wise to sub-contract work out to a fully qualified individual. In doing so, using home improvement contractors goes some way to ensure quality and safety in the final product.

It is wise to ensure you have a clear outline of your project requirements when searching for home improvement contractors; this will depend upon the scope of the project. For example: If a project requires significant modification to a building’s footprint or internal walls, most home improvement contractors will request an architect produce a blueprint for the new layout. Some home improvement contractors will be able to offer architectural services, but these should be undertaken outside and before the project contract is accepted.

Home improvement contractors needn’t be skilled professionals. Though professional home improvement contractors are regulated in many states and countries. Indeed, you can undertake the roll of home improvement contractor yourself. An understanding of the scope, requirements and timely ordering of project work is required, which suggests a level of home improvement understanding beyond most people, however, if you feel confident in your understanding and are capable of sub-contracting work which is beyond your skill then there is no reason not to be your own home improvement contractor.

If you are searching for home improvement contractors, it is usually a good idea to go by word of mouth. Many building firms will offer contractor services, but it’s always wise to get quotes from multiple firms so you can identify the best value and customer service on offer. If in doubt about the skill or qualifications of selected home improvement contractors, many states and countries provide some form of contractor certification.

In this guide we look at the basic principles of home improvement, including how it can be used to improve a home. We also look at some issues which might impact your ability to undertake a home improvement project and pitfalls to look out for!

Home improvement is big business and most of the world is doing it! The home improvement industry turns over $300 billion each year in the US alone, with the average cost per project being $3,000. Similar figures are reported by countries all over the globe. There’s no doubt about it: We love home improvement!

In most cases, home improvement is carried out as a necessity, though some make it a hobby because DIY (do it yourself!) home improvement can be challenging and rewarding in equal measure. Primary reasons to undertake home improvement include:

    * Beautification: This type of home improvement includes wallpapering, painting and panelling, flooring, carpeting, tiling, upgrading fixtures and fittings, replacing doors and windows and garden improvements.
* Comfort: This includes upgrading of air conditioning, heating and ventilation, increasing plumbing and electrical capacity, water and sound proofing rooms.
* Maintenance: Roof repair and re-building, concrete and masonry repairs, chimney, plumbing and electrical repairs also fall into this category of home improvement.
* Safety: This type of home improvement includes anything relating to safety, such as fire and burglar alarms, sprinkler systems, storm cellars and bomb shelters and backup generators.
* Energy / Cost reduction: More recently it’s becoming popular and economical to undertake significant home improvement with an aim to reducing utility bills. Either through improved insulation, more energy efficient utilities, or even energy generation systems such as windmills or solar panels.

Though the reasons for home improvement are many and varied, the methods of undertaking it are few. Home improvement can be undertaken by any suitably skilled and determined individual. Consumer DIY shops provide all the tools and materials required for this ‘do it yourself’ approach to home improvement. However, many home owners feel more comfortable employing professionals to undertake their home improvement projects.
